My girlfriend and I rented in this location 22nd floow for 9 months out of our 12 month lease broken early and regretted it severely Our experience was utterly horrid and we took a risk given other reviews on this site and those similar We experienced no heating for two 3 months in the summer and intermittent air conditioning in the summer random fire alarms in the middle of the night fixtures were poorly installed washing machine failed partway through out tenancy no longer a model in production rude and inconsiderate lobby mangement security windows cracking due to cold twice Our negative experience was also due to Guardian Realty Advisors Do not enter into a lease with the aforementioned firm Although kind and family owned they are slow to get back to you regardless of issue severity will not follow through on promises cleaning the apartment prior to move in will take every opportunity to ding you upon move out for pre existing issues and will not communicate effectively with the unit owner on any issue in many instances we were dealing directly with the investment holding co ourselves how they run a business is truly shocking Do not fall for an incredible view or take a risk by passing over reviews such as this one The building was constructed at the tail end of the financial crisis and was rushed in every way imaginable Units on the lower floors of the tower had sever water issues and flooding

The location is great the units are spacious and I like the layout but as soon as I moved in I experienced issues and felt extremely overcharged for the rent I m paying Firstly the doors locks of the units are sticky and outdated to the point where I have to use both hands and my body weight to turn the lock The locksmith said he's encountered similar issues with a lot of units in the building Secondly there are constant issues with heating cooling and hot water When I moved in my shower only spurted out burning hot water For the last two months the chillers have experienced issues building wide so no one has had AC for two months and with a warm spring early summer residents have had to leave patio doors open constantly Thirdly the elevators ALWAYS seem to be getting repaired We've been down to one elevator at least 6 times in the last 6 months I ve lived there Fourthly and I don't know if this is a Calgary thing but the garbage recycling is located on the lobby level no shute on each floor Fifthly they have an archaic buzzer system that requires you to connect your buzzer to a landline really On the positive side security guards are pretty nice although rarely at the front since they switch between Stella and Nova again centrally located and close to grocery stores downtown and I haven't heard much noise between units

A bit hesitant renting but after talking to friends who rented owned in Nova I decided to try it Been renting here since 2014 and everything is great One of the best better condos I ve rented Conditions fresh air vents removes smells from hallways AC and heat work fine hardwood in my unit but I ve seen laminate and carpet in others Quiet haven't heard any of my neighbours being loud given the concrete construction Clean gym and rec room Maintenance Clean building hallways and lobby Elevator shut downs for maintenance a few times but at least 1 elevator was running Maintenace quick to respond to issues Parkade cleaned occasionally Security Knowledgeable staff acommodating when I moved in Helpful in holding packages Location Co op groceries across the street makes groceries easy Tim Hortons on the corner Close to 17th Ave good restaurants bars C train a few blocks away 10 15 mins to work downtown Walking everywhere is fine from this location if no car Cons Limited visitor parking street parking available Another elevator would be nice during peak hours Overall One of the best better condos I ve rented in More visitor parking would be nice but streetside available No major issues for me If there were any kinks when the building was new they've been fixed and I haven't noticed them Location is perfect for those working in around downtown groceries train food bars nearby

This condo is in a great location and well laid out There's good soundproofing whether carpet or hardwood Maintenance has always been prompt I m happy that I found such an excellent spot

I currently rent in this building If its not the elevators its the heating or the A C or the constant fire alarm testing during the morning afternoon or night the foundation is actually shifting in our apartment and the glass door no longer lines up Elevators are constantly broken just all in all a piece of shit the furnishing is the only nice thing about this apartment the gym is a joke and 20 visitor stalls for over 50 floors yes both the stella and nova as i type this the fire alarm testing is going off again what a piece of crap

I have rented in this building for over 2 years Good Things 1 Location 2 nice appliances Bad Things 1 Poor Quality Construction Elevator issues hot water issues air conditioning issues oh and let's not forget the faulty pipes between the sink and the dishwasher that caused a rather large flood impacting dozens of units Yes most of these items have improved however I have little hope that additional issues won't arise 2 Only 2 elevators for over 20 floors Big issue on many weekends if someone has an elevator on service to move in out Don't be in a rush to get anywhere 3 Cheap Hardwood I believe some people have called it laminate I was told it is hardwood Whatever it is it isn't very durable 4 Badly designed for example to get from the loading dock to the elevator you need to go up some stairs through a door around a corner through another door and around another corner before you get to the elevator This means it takes a long time to move in out see issue 2 5 Limited visitor parking 6 Bad Soundproofing 7 Lots of renters many don't seem interested in keeping the common areas well maintained

You can really tell that the developer rushed this building to market Released to the owners in November 2008 the building's mechanical components are very low quality with frequent hot water heating air condition issues The elevators are now somewhat OK but for the first 6 months they were constantly broken Moreover the suites are noisy since most laminate floors don't have a cork layer underneath If you upstairs neighbour is listening to music you are too Finally the appliances are decent but the laminate floors are super fragile Find a unit with carpets The building is slowly getting better as the operator fixes or replace ALL the mechanical components It's great if you're renting the location is really convenient But if you're planning on buying get ready for a spectacular increase in condo fees within the next few years
