This building offers fantastic price given the size of units found in newer Toronto condos Maintenance fees are high given the many amenities and level of cleaning and security service offered The condo board is very active and the building is well managed with a social committee and newsletter to boot It can feel like a retirement home given the average age of residents but it's quiet and generally residents are very friendly and love their condo It's is definitely the nicest condo in the garden district It's a vibrant neighbourhood with schools shops parks the gay village streetcar and subway access loblaws Most units sell very quickly when put on the market and most have seen some level of renovation but it's case by case

My partner and I have lived in this building for 12 years The suites and amenities are amazing even though the building isn't the epitome of architectural excellence Condo fees are high by Toronto standards but you get what you pay for excellent security dependable property management thorough cleaning staff great amenities even cable TV is included The building is in excellent condition for a 1984 Tridel construction and the reserve fund is healthy with scheduled elevator replacement window replacement etc in the near future On a per square foot basis the purchase prices of units in the building provide one of the best downtown Toronto condo deals The neighbourhood has also been improving over the past decade and continues to do so
