Earlington Condo
Six strorey building about 10 years old Built and developed by The Citizen Group with many defects and repairs required after closing Nice Lobby gym and party room Good corner location in Central Etobicoke shows well Condo fees are very high for comparable codos in Etobicok it's a small building with Concierce service Lots of retired Kingsway residents that downsized from large expensive homes in the prestigious Kingsway Property managers are mediocre to poor.

The building is great, wide walkways clean and has great views. Ive lived here for about 3 years. The landlord was always right on time if I needed anything.

Exactly what we were looking for
After meticulously researching condos in the area we decided to purchase at 3515 Kariya and are in love with our unit The condo as a whole is very well taken care of both by management as well as the owners tenants It's constantly clean quiet and smoothly run and managed The units are gorgeous no kind neighbours and as a whole no troubles at all We are very happy with this building

Some good things and some not so good
The condominium community in this building and the neighbourhood is great Very quite neighbourhood and the building is very pleasant Our Condominium Board and Property Management are very active and constantly looking for ways to improve the facilities and keep maintenance costs low for us Very happy with their work My only issue is with the Van Dyk builders While they did a great job on some things They were lacking in other areas PROS 1 Exterior looks great very appealing 2 Excellent location On a trail and close to schools hospitals police and the city center 3 The condo is set up for a small community that will keep costs low no concierge and swimming pool for instance CONS 1 Quality of construction is poor wood frame construction basically a large house 2 Many issues with the roofing after only 2 years 3 The design choice is not the best for a long term view of the building The look of the building will become tried after a while and will need to be updated 4 The value of the products used inside the units is not great The handles and wood flooring are of very poor quality 5 Sound proofing is up to code whatever that means but I can hear my neighbours very clearly at speaking levels

I have lived in this building for almost 12 years The building is kept up nicely Strata fee is a bit high but inline with other condos of the same age I have had issues with some of the people that have moved in and out over the years but nothing really serious Mostly noise related While I agree with one of the comments about strata council being a PITA to deal with in some occasions you have to remember that starta bylaws have to be enforced otherwise what's the point of having the them in the first place

Would not recommend
A very old 40 yrs building that charges extra for hydro parking laundry and without central air only an air conditioner in the living room The laundry on the main floor is busy expensive and uses a card based system that sometimes breaks down leaving you stuck as it does not take coins There was also a bug problem while I was there and management can be very rude at times when dealing with problems From the outside it looks like Ontario housing so you are embarrassed to have visitors over I should have done more research as I later moved into a 3 yr old condo that included hydro parking cable tv central air and the convenience of my own in suite laundry for the same price When factoring that I also get cable tv included it actually works out cheaper for practically a brand new building with indoor pool gym bbq pool tables theatre etc Keep looking

I Married couple owners residents
My daughter rented in the building for a few years before we we're lucky enough to buy a suite in the building To date we have no regrets because The suites are larger than most in the area The maintenance fees are reasonable and used wisely The building is very quiet and safe due to the intetest the manager staff front desk security take in the residents and the building itself Crystal John Joyey and the board are doing a fine job The rules apply to everyone regardless of who you are which floor you are on and whether or not you have pets or children The desk staff know all the kids by name and are very patient with everyone The building is clean and the housekeeping staff does a fine job Problems are addressed in a timely fashion to the extent possible and communication is timely when timelines for repairs change Yes at times not all the elevators are working There are over 300 suites in the building and this is to be expected My husband and I are happy residents retirees and are hoping to live here for many more years

Great views great location quiet street
This is a rare find and we looked long and hard before purchasing a unit at Clarence House in James Bay The light coming in from all the windows is fantastic as are the unobstructed views The modernism design is unique and spacious unlike many of the newer cramped designs in other areas of the city It is on a street that is only one block long making it very quiet yet one is only a few steps away from grocery shopping banks restaurants coffee shops and all the other services that make life simple easy and relaxing Best of all the ocean beaches or Beacon Hill Park is a mere 5 minute walk way
