Let's start with the a hole Dennis He will try to intimidate anyone he can in the building and you always feel on edge when he's around even if you haven't done anything wrong He seems to think he's the greatest thing to happen to the building Must be a police school dropout with a power tripping attitude The building owners and him are very petty and seem to have nothing better to do than enforce rules that aren't even a concern People getting FINED for not properly doing their compost Other people have been told they can't park their car in the underground parking that they pay for because they have a couple drops of engine oil where they park Grow up It's a parking Garage If there was an environmental disaster of fluid pouring out of your vehicle then I could see that being an issue but there should be some discretion used This rule is enforced by telling tenants that they must park on the street where there is a high rate of vehicle break ins The management at this establishment needs to stop and realize that they are creating many unhappy tenants and with unhappy tenants becomes unhappy investors that will just take their money elsewhere

I have owned in this building for years and have recently renewed a rental agreement for a third consectutive one year term The building and the people have improved every year and we can only thank the condo board and Quay Pacific Property Management for their efforts They've improved the landscaping security lots of cameras and gotten rid of poor quality occupants One tenant of ours an elderly woman moved to a smaller less expensive unit in the same building because she liked the people and it is close to her senior activities At least one of the reviews below is false as she was a tenant that left in the middle of the night and left her co signer her widow mom on the hook for the rest of the lease agreement Feel free to ask for the monthly condo board minutes which documents any issues that are brought forward by the occupants it is short reading as things are well run

The Urbano has come a long way in the 5 years that I ve lived here Denis caretaker does his best to govern the tenants in these 2 large buildings It's a lot to deal with we've had a lot of immature idiotic tenants in the past but it seems like they've been dealt with The security cameras installed in the elevators parking lot and lobby have resulted in the interior of the building staying very clean The garbage and recycling is picked up twice a week and the landscapers keep the grounds well maintained Our amenity rooms are awesome I ve held lots of parties in the big one and for a small fee 40 the cleaning lady will come the next day and clean up after you People have complained about the smell of smoke but that's part of condo living If you don't want to smell smoke ever move into a non smoking building simple as that The aforementioned tenants are usually renters and it upsets me to hear about them complaining about Denis If he's angry at you for something it's probably because you've done something wrong He has to police two large buildings and ensure people are following the by laws If people would stop being stupid and breaking the rules they wouldn't have to hear from Denis at all I m very happy in the Urbano and have been ever since I ve moved in

I have a suggestion for the Strata Council to create a "disclosure document†for all potential renters It should be worded like this Please be aware that this strata council has chosen to regulate our rules through bullying and intimidation by our caretaker Dennis We have taken this politically incorrect route and so are giving full disclosure to you the tenant Dennis will accost you and intimidate you from the moment you first move into our building We feel this is the best way to protect our building from tenants like you who simply moved here because it looked like a nice place to live and there was a vacancy By taking the route of bullying we are ensured that you will be too stressed out and ridden with anxiety to cause any problems in our building This disclosure is given so that there are no surprises when you move in I believe a disclosure like this will be a benefit so that unwary potential tenants who have just paid their rent damage deposit and a fee to move in will have no surprises

I lived in B building for 8 months and had to move out 4 months before the one year lease was due The amount of cigarette and marijuana smoke that enters the units is disgusting What is more disgusting is that the issue is ignored When I addressed this concern to the manager Dennis he insisted that the lady below me doesn't smoke however i could look over the balcony and see her ashtray and her out smoking I suggest to have a witness when moving and when leaving the 100 deposit for elevator key when moving in Dennis tried to tell me that my movers lost the elevator key and the movers told me that they had seen him in the elevator It wasn't until I requested to see video surveillance that the key magically appeared You receive noise complaints because you can hear every little thing in the building I was accused on two different days of making excessive noise even when the letter states that the hours of concern weren't even on the quiet time hours Plus I have proof that I wasn't even home those days The appliances are cheap unless replaced by owner There is security now due to multiple break ins The police are at building frequently due to domestic disputes etc There are also known drug dealers Dennis also asked girls including myself out on dates and invites them to poker nights etc and if you don't you definetly feel the wrath I strongly advise against moving here

Don't invest or rent unit in Urbano There is a rude manager or Care taker Denis that has nothing to do rather than making your life miserable He is very negative bribing people and very dishonest Instead helping to investor's property to rent out to right people he rents investors property to the wrong crowd that as a result owner of property is in high risk This is a great building but terrible manager I hope one day strata would realize that he is effecting the properties value
