I searched for 3 months in Mississauga for a Condo unit and zeroed in on this property for five reasons 1 Surprisingly very spacious living room dining space and bedrooms with two full spacious washrooms 2 Cost is comparable to units half the size elsewhere 3 Excellent location right on Hurontario and Burnhamthorpe 4 Well maintained a lot of open space outside with all amenities of a modern building 5 Very welcoming and friendly people living here I love this building and happy that I made this decision Everything may not be perfect but when we compare to other buildings there is every reason to be happier here

Overall this is by far the best investment Prices are still low but considering size of condos 1400 1750 sq ft you can't find anything else in that range it's just matter of time when prices will go up Other condos cost more and are half the size Property itself is very unique In the middle of the city lots of trees and places to walk on very privet land Love it

This is a vintage late 1970 s built legacy building If you like old and dated this may be the place for you The monthly fees are a killer of 1 000 a month to maintain this aging monster Constant repairs are in progress but never seem to end The comment of lipstick on a pig is spot on There are many newer greener and more luxurious buildings to chose from This one is a definite pass by

This building is well maintained and has a great Board of Directors The reserve fund is in excellent condition and has the study done every 3 years as is required by law Garage has been recently completely renovated and is in great shape for the next 25 years A C and cooling tower have been replaced The elevators have also been replaced Social activities are great What more could you ask for The gardens of this building are 6 1 2 acres and are beautiful There is an outdoor fountain in the summer for everyones enjoyment

First no other building has units as big as Place IV on Kaneff Other Kaneff Bldgs Miss Valley Bldgs Elm Drive and list goes on they are all appx 1200 1300 sq ft at best and 750 month maintenance and very little or no amenities at all Also a lot of bldgs have special assessments while Place IV does not As for the people living at the building its a mx of canadians and immigrants from all over but still way wealthier owners than other bldgs around which are further more dominated by immigrants It has 24 7 security guest rooms etc Great value considering its right at Square One

The building is a mirror of Nortel In its heyday it was top of the market Then with a new board of directors in 2000 it started a downward spiral What once was maybe a 200 000 unit is like Nortel stock almost worthless today How does a condo go bankrupt This might be a first The monthly common element fees are approaching 1 000 a month and only some 260 condo units to support this giant suck hole with aging infrastructure So sad Many units for sale trying to bail out but no buyers
