Condo Deal Breakers: What is on your list of must-haves when choosing a Condo?

Many condos built in the last 20 years have a long list of common areas and amenities. From swimming pools, gyms, and party rooms to rock climbing walls, golf simulators, and bowling alleys, everyone can find something to match their lifestyle and budget.

To keep maintenance fees low, some condos opt to have minimal amenities. If you know you won’t use the pool or gym, it might be best to choose a boutique condo or loft. For example, One Six Nine Lofts at 169 John Street in Toronto has no amenities beyond parking and a security entrance phone, but every unit does have a balcony.

On the other hand, you may want to have all the amenities possible. For example, the Skymark at Avondale residents have access to resort-style amenities, including an indoor pool, tennis court, bowling alley, golf simulator, billiards room, fitness centre, party room, guest suites, and 24-hour concierge. 

In Vancouver, the Charleson has over 11,500 square feet of amenities, including a private wine tasting room with temperature-controlled storage, pool and spa, fitness centre, and concierge. 

And then there are some amenities that may not even cross your mind. Although garbage chutes aren’t a mandatory feature of a high-rise, many Ontario high-rises have one. Recently, Bauhaus Condos built at 284 King St E in Toronto received some criticism once buyers realized their new 32 storey condo didn’t have a garbage chute.
